I'm Nicola Coppola — a Montreal-based property and project manager active across the city's residential real-estate market. I work through Gestion Spyder Management, the family-held company behind Spyder Holdings, where I oversee a portfolio of income properties across the city.

My work spans the full life of a building: leasing and tenant relations, responsive maintenance and repairs, larger renovations and capital projects, and the steady, day-to-day management that keeps a property running and a portfolio growing.

I take an owner's-eye standard to every asset I look after — preventive before reactive, clear communication at every step, and the kind of hands-on follow-through that means owners hear about problems before they become surprises, and tenants are treated the way I'd want to be treated.

Montreal-raised, with roots in southern Italy. I work in both English and French across the city's diverse market.

Outside real estate, I'm a hands-on tech hobbyist. I've spent years building and running my own home server setup — a small lab of always-on machines that handle everything from media and backups to automation and the apps my household actually uses. It's equal parts problem-solving and tinkering, and it never really stops.

Self-hosting.
Running my own services instead of renting them — storage, media, notes, and apps, all on hardware I control.
Home automation.
Wiring up the house — lighting, climate, presence, and routines — so it quietly takes care of itself.
Networking & servers.
Proxmox, Docker, and a proper network spine — the "always improving, rarely finished" hobby.

Small scripts and workflows that remove the boring, repetitive parts of running things.
